REMOTE BUYER RESOURCE

Moving to the Emerald Coast? Start Here.

Buying a home from out of state doesn't have to mean figuring everything out on your own.

From choosing the right community to navigating the purchase from a distance, I'll help you understand what comes next.

I've Been the One Moving Here, Too.

When my family relocated to Fort Walton Beach in 2008, I learned firsthand what it's like to make a move to a place you're still getting to know. There are plenty of decisions to make, and not all of them are about the house.

Today, I help buyers navigate those same questions, often while they're still living somewhere else. Whether you're moving here for military orders, a new opportunity, or simply a change of scenery, my job is to help you understand your options, know what to expect, and feel comfortable with the decisions you're making.

Your Before-You-Arrive Homebuyer Checklist

You don't need to have everything figured out before we start looking at homes. But thinking through a few things ahead of time can make the process a whole lot easier.

  • 1. Know Your Timeline

When do you expect to arrive? Do you need to be in a home by a certain date, or do you have some flexibility? Your timing will help shape the search.

  • 2. Get Comfortable With Your Budget

Talk with a lender about financing and consider the full cost of ownership—not just the mortgage payment. Insurance, property taxes, and possible HOA fees deserve a place in the conversation.

  • 3. Narrow down your communities

Think about where you'll be working, how far you're comfortable driving, and what matters in your daily routine. A home that looks perfect online still needs to fit the way you live.

  • 4. Decide what matters most in a home

Make a short list of must-haves, preferences, and things you're willing to compromise on. That helps us evaluate homes more clearly when you're viewing them from a distance.

  • 5. Plan how you'll evaluate homes remotely

Photos and listing descriptions are a starting point. Let's talk about video walkthroughs, questions to ask, and how we'll look beyond what the camera shows.

  • 6. Understand the steps between contract and closing

Inspections, insurance, financing, paperwork, and closing arrangements all require coordination. Knowing the process ahead of time helps you plan, even if you're not physically here.
